REPORTS TO: Director Capital, Spring Living
JOB OVERVIEW
The purpose of the Manager role is to oversee capex in 7 retirement residences in the GMA.
The Manager will take a leadership role in the day-to-day management of Quebec retirement residences capital projects including: value-add projects, renovations, suite turns, building systems, mission critical building and FFE.
The Manager will collaborate and work closely with the partners, finance, operations, trades, maintenance staff in the sites, Executive Directors and others.
ROLES AND RESPONSIBILITIES
- Hire, orientate and provide direction to all environmental mangers
- Visit each site on a regular basis, meeting with maintenance teams, ED’s and other managers
- Manage approved capital investments to deliver projects on time, on budget, with no disruption to residents or operations and perform against all return metrics (IRR and MOIC)
- Prepare an annual capital budget with input from key stakeholders including operations and finance, manage and report monthly on the capital spend, project status, timelines, and issues
- Tender all projects obtaining 3 quotes, evaluate and recommend best option for the company based on price and quality
- Ensure all projects are delivered according to specs and that design plans and specs for renovations are followed
- Produce and maintain capex dashboards
- Manage capex cash flow forecasts and tailor property specific capital improvement programs to drive occupancy and NOI
- Support the sites on mission critical building or equipment failure and on after hours urgent issues such as floods, property damage, hydro outages, etc. by being on site to assist as required and deploying appropriate trades or services to resolve the issue
- Monitor all trades closely to ensure standards are being maintained with no disruption to sites
- Respond quickly to issues raised by the sites for prompt resolution of problems and any disruption to operations
- Maintain a current purchase journal, logging all capex expenses in real time and provide to Finance on a regular basis as set by finance
- Scope and oversee suite turns to maximize quality and value using approved finishes, trades etc.
- Support the hiring and onboarding of maintenance staff at each site and provide day to day support as required
- Oversee the preventative maintenance and building safety program, ensuring audits completed regularly, deficiencies addressed and regulatory requirements are met pertaining to building and fire safety etc.
KEY ATTRIBUTES FOR SUCCESS
- Fluent written and verbal language communication ability in French and English
- Ability to operate and thrive in a fast-paced, dynamic environment
- Ability to work on multiple projects, prioritizing and meeting tight deadlines
- Excellent communication skills and ability to explain complex operational / financial concepts in a simple and intuitive manner
QUALIFICATIONS
- 3 years experience in real estate asset management, senior living or operations, with at least 1 years of experience working with senior living.
- Working relationship within the industry (i.e. asset managers, 3rd party property managers, brokers, financiers, appraisers, etc.)
- Motivated and collaborative individual who can be successful working as part of a growing team with a results-oriented mindset
- Flexibility and adaptability to various changing dynamics and mandates
- Team player with demonstrable success whilst participating in extracurricular activities
- Strong oral and written communication skills
